How Can I Help?

Living in Adriatica Village: The McKinney Neighborhood Guide

The Story

Adriatica Village is the most improbable neighborhood in North Texas — developer Jeff Blackard recreated Supetar, a fishing village on the Croatian island of Brač, in McKinney in the mid-2000s: a bell-tower chapel, a working marina on the lake, stone lanes, and Mediterranean architecture that exists nowhere else in the metro. It survived skeptics and a recession to become a genuine landmark — and one of DFW's most photographed places, with a dining-and-café core (Cavalli Pizza, Starwood Café, Tantra coffee) that makes the village a destination, not just an address.

Current Inventory Snapshot — verified August 2026

  • The full housing spectrum runs roughly $300K to $1.3M — from condos and Bell Tower Flats residences to custom villa-district homes
  • Villa District: only 2 active listings, median list around $1.02M — single-digit inventory in the signature section, which is the scarcity story in one number
  • McKinney ISD attendance; walkable chapel, marina, dining and events on the lake

Translation: when a neighborhood this recognizable holds two listings, buying is about preparation and speed — and selling is about commanding the irreplaceability premium. I watch every Adriatica listing the morning it hits.

Market Dynamics Right Now

One-of-one communities trade outside normal comps entirely — thin inventory, destination buyers, and value corrections barely graze. The condo-to-villa spectrum also makes Adriatica the rare luxury village with a genuine entry door: $300Ks buys the lifestyle while $1M+ buys the landmark.

What I'm Watching

Every listing, same-day, across all product tiers — and commercial-core occupancy, because the village's restaurants and venues are its comp engine.

Exact price-per-square-foot, days on market and full active inventory for Adriatica Village move weekly. I pull them live from MLS the day you ask — email albert@texava.com and you'll have current numbers within hours.

BUILDERS

Who’s Building Here

Custom and specialty builders within the village’s architectural code; limited-release product only. Builder rosters and spec availability rotate — I keep the current sheet.
