Overview

Inside Highland Lakes

Highland Lakes is a master-planned community of about 450 acres in northwest McKinney, between Bloomdale Road and FM 1461. Taylor Morrison and Pulte Homes are each building half of roughly 1,376 homes, with an amenity center, pool, fitness center, splash pad and trails that connect to an on-site lake, and Community Impact reported an expected completion in 2028. Homes here are zoned to Prosper ISD on recent listings, which is a big part of why buyers shop it.

The lesson here is that new and resale homes are competing on the same streets. A 2023 resale of about 2,700 square feet was listed near $650,000 while a 4,118 square foot Taylor Morrison home completed in 2026 was listed at about $861,000. If you are selling, price against the builders' current incentives, not just past sales. If you are buying, ask the builder what is included and compare it to a nearly new resale where the fence, blinds and landscaping are already done.
