Buying in McKinney

McKinney is the Collin County seat, and the city estimates its population at 237,130 as of January 2026, up from 195,308 in the 2020 Census. You get a real historic downtown square, older established neighborhoods like Stonebridge Ranch and Craig Ranch, and newer master plans such as Painted Tree and Trinity Falls on the north side. In September 2026 the city recorded 224 home sales with a median sale price of $499,198 and an average of 80 days on market, according to Community Impact.

For tax year 2025, a home inside McKinney city limits pays the city (0.412284), Collin County (0.149343) and Collin College (0.08122), plus its school district. That puts the combined rate at about 1.66% with Frisco ISD up to about 1.90% with Lovejoy ISD, and about 1.75% with McKinney ISD. On a $500,000 home in McKinney ISD that is roughly $728 a month before exemptions; Texas voters raised the school homestead exemption to $140,000 in Nov 2025, which cuts that noticeably for owner-occupants. MUD areas such as Trinity Falls (McKinney MUD No. 1) run higher, about 2.32% combined.

Ask for the tax breakdown before you write an offer. A home inside the city with McKinney ISD runs about 1.75% combined (2025), while Trinity Falls in McKinney MUD No. 1 runs about 2.32%, which is roughly $2,575 more per year on a $450,000 home before exemptions. Also confirm the school district by address, because seven districts serve McKinney and its ETJ.

Before you list

What moves a McKinney sale

Here is the lesson most buyers miss in McKinney: two homes at the same price can carry very different tax bills. Trinity Falls, for example, sits outside the city's tax jurisdiction inside McKinney MUD No. 1, and that district's 2025 rate alone was 0.98475 per $100. Seven school districts also touch McKinney and its ETJ, so before you fall in love with a house, pull the exact taxing entities and school zoning for that address.

Timing matters here. On HAR.com, McKinney's median days on market for single-family homes was 25.5 to 26 days in April and May 2026 but 48 days by September, so if you can choose, list in spring. You are also competing with builders: new homes start in the $360s in Trinity Falls and around $530K in Painted Tree, so fix inspection items before listing and price against what a buyer could get new for the same money.

Schools

McKinney ISD serves most of the city, but McKinney and its ETJ are zoned into seven districts: McKinney, Allen, Frisco, Prosper, Celina, Melissa and Lovejoy ISDs, so boundaries vary by address. McKinney ISD received a B rating from TEA for the fifth straight year, and all three of its high schools earned an A (Aug 2026). On Nov. 3, 2026, voters decide a roughly $500 million McKinney ISD bond that includes two new elementary schools.

FAQ

Common questions

How do I find a realtor in McKinney, TX?
Look for a licensed agent who works McKinney regularly, can explain taxes and school zones by address, and puts the fee in writing up front. Albert Angarita is a Texas REALTOR® (license #0773351) with Amazing Brokerage, based at The Star in Frisco, and works McKinney in English and Spanish.
Which school district is a McKinney home in?
McKinney addresses can fall in McKinney ISD, Frisco ISD, Prosper ISD, Allen ISD, Celina ISD, Melissa ISD, Lovejoy ISD. District lines do not follow city limits, so confirm the exact address with the district's boundary tool before you write an offer.
What are property taxes in McKinney, TX?
For tax year 2025 a typical McKinney home paid about 1.66% to 1.90% combined before exemptions, depending on the school district and any MUD or PID. Ask for the exact rate on the address you are considering.
How are realtors paid in Texas?
Commission is negotiable and set in writing. Buyers sign a written representation agreement before touring that states how their agent is paid, and sellers can offer to cover some or all of it.
Is McKinney, TX a good place to live?
It depends on what you value, but the data is solid: the city has about 237,000 residents (Jan 2026 estimate), a median household income of $124,215 (ACS 2020-2024), and a commercial airport terminal opening Nov. 11, 2026. Judge it on your commute, schools and budget, then tour both an established area like Stonebridge Ranch and a newer plan like Painted Tree before you decide.
How long does it take to sell a home in McKinney?
In September 2026, McKinney homes averaged 80 days on market, per Community Impact, while HAR.com showed spring 2026 medians around 26 days. Homes sell faster in spring. If you need to sell in fall, sharp pricing and a clean inspection matter more.
Is new construction in McKinney worth it?
It can be, but compare the full monthly cost, not just the price. New homes start in the $360s in Trinity Falls and near $530K in Painted Tree (builder sites, Oct 2026), and some new areas carry MUD taxes. Line up a new build and a comparable resale side by side with taxes, HOA and upgrades included.
