Preserve at Honey Creek is a Lennar neighborhood in north McKinney that Community Impact reported in 2020 would bring about 1,350 homes. It has been built in phases, with homes from 2023 and 2024 already reselling, and in October 2026 Lennar's Classic Collection listed plans from $374,999 to $430,999. It is zoned to McKinney ISD on recent listings and fits first-time buyers and move-up buyers who want new construction at a lower entry price than many McKinney master plans.
The lesson here is that a seller is competing with the builder and with landlords. Several homes here are rented, a 1,262 square foot home was offered for lease at $2,000 a month in July 2026, and a 2024 home of about 1,400 square feet was listed near $299,000 with a tenant in place. If you are selling, price against Lennar's current incentives and present the home clean and vacant if you can. If you are buying, a resale can come with blinds, fencing and landscaping already done, so compare the true move-in cost.
