Huntington Park is a planned 786-acre community on the far northwest side of McKinney, east of Prosper and near the future US 380 bypass. Billingsley Co., the Dallas firm led by Lucy Billingsley, won rezoning from the McKinney City Council in June 2025 for a plan with about 375 acres of single-family homes, 92 acres of apartments, 175 acres of commercial development, open space and new roads. NBC 5 reported a projected value of about $2 billion at full build-out.
The lesson here is that early buyers and nearby owners are betting on a plan, not a finished place. Builders, prices, the school district and any special district had not been published in the reporting I reviewed, so if you are considering a home or land around Huntington Park, I track the city's plats and agendas and confirm each of those items in writing before you commit. If you already own nearby, the new roads and commercial acreage are worth watching when you decide when to sell.
