Overview

Inside Westridge

Westridge is a large west McKinney neighborhood made up of named sections such as The Highlands at Westridge, Reserve at Westridge, Villas of Westridge and Winsor Meadows at Westridge, with addresses in ZIPs 75071 and 75072. Listings describe a community water park with slides and children's pools, a clubhouse and amenity center, greenbelts, trails and homes backing to a golf course. Homes on recent listings range from 2004 villas to 2017 and 2018 builds, so it fits a wide range of budgets.

The lesson here is that one name hides two school districts and several HOA layers. The Highlands sections show Prosper ISD campuses, while Reserve, Villas and Winsor Meadows show Frisco ISD campuses, and published dues run from $750 a year to $733 a quarter for the gated villas. Before you compare two Westridge homes, I confirm the district, the section HOA and any sub-association for each address, and if you are selling, I put that information at the top of the listing.

Taxes, MUD and PID

The Westridge listings I reviewed do not mention a MUD or PID. Because the school district changes between sections, the combined tax rate changes too, so I pull the taxing entities for each address before you write an offer.

FAQ

About Westridge

Is Westridge McKinney in Frisco ISD or Prosper ISD?
Both, depending on the section. 2025 and 2026 listings in The Highlands at Westridge show Prosper ISD (Hughes Elementary, Hays Middle, Rock Hill High), while Reserve, Villas and Winsor Meadows show Frisco ISD (Scott or Sonntag Elementary, Roach Middle, Heritage High). Confirm with the district for the exact address.
What are HOA dues in Westridge?
They vary by section. 2026 listings showed $750 a year in Winsor Meadows, $265 a quarter in Reserve at Westridge and $733 a quarter in the gated Villas of Westridge. Ask for the resale certificate, which lists every association the home belongs to.
How much do homes cost in Westridge McKinney?
2025 and 2026 listings ranged from $269,900 for a 1,184 square foot villa built in 2005 to $625,000 for a 3,059 square foot home built in 2008, with a 2017 home of 2,918 square feet listed at $589,000. Section and school district move the price as much as size does.
How much is my Westridge home worth?
It depends on your section and school district, size, age, lot (golf course or greenbelt) and updates. I prepare a free comparative market analysis using sales from your own section first, because a Frisco ISD comp and a Prosper ISD comp are not interchangeable.
