Overview

Inside Honey Creek

Honey Creek is a large master plan in north McKinney, west of US 75 and north of US 380 near Erwin Park, on land once known as Cross F Ranch. Republic Property Group, the Dallas firm behind Stonebridge Ranch, Phillips Creek Ranch and Light Farms, won city approval of its development agreement, zoning and annexation on September 17, 2024, for more than 1,650 acres with up to 10,500 single-family and multifamily homes and at least 80 acres of commercial land. The first neighborhood was expected to begin development in late 2025 or early 2026, with lots delivered 18 to 24 months later.

The lesson here is to understand the special district before you buy. Honey Creek uses a municipal management district, which Republic described as similar to a public improvement district, to pay for infrastructure and amenities, and that typically shows up as an extra line on the tax bill. It is also a different place from Lennar's older Preserve at Honey Creek neighborhood, so when a listing says "Honey Creek," I confirm which one it is and pull the district's current rate before you compare monthly payments.

Location

Honey Creek sits in north McKinney west of US 75 and north of US 380, near Erwin Park and next to the future US 380 bypass. The plan includes expanding and extending Laud Howell Parkway, which was expected to be finished by the end of 2027.

Taxes, MUD and PID

Honey Creek is financed through a municipal management district, which Republic Property Group compared to a public improvement district, so homes are expected to carry a district assessment or tax on top of city, county, college and school rates. A nearby 136-acre neighborhood annexed in September 2025 agreed to follow the district's development standards. I pull the district's adopted rate for any address before you buy.

FAQ

About Honey Creek

Where is Honey Creek in McKinney?
It is in north McKinney, west of US 75 and north of US 380, near Erwin Park and the future US 380 bypass. The plan includes extending Laud Howell Parkway through the area.
Is Honey Creek the same as Preserve at Honey Creek?
No. Honey Creek is Republic Property Group's 1,650-plus acre master plan approved in 2024, while Preserve at Honey Creek is a Lennar neighborhood that was already selling homes in the early 2020s. Check which one a listing means before you compare prices or taxes.
When can I buy a home in Honey Creek?
The first neighborhood was expected to begin development in late 2025 or early 2026, with lots delivered 18 to 24 months after that, per 2024 reporting. Builders and prices had not been announced in the sources I reviewed, so I track releases and let buyers know when lots open.
I own land or a home near Honey Creek. How does it affect my value?
Large master plans bring new roads, retail and buyers to an area, but the effect on any one property depends on its location, zoning and timing. I prepare a free comparative market analysis for homes, and for land I look at zoning, utilities and nearby approved plans before giving you a value range.
