Erwin Farms is a single-family neighborhood in north McKinney next to Erwin Park, with a community center, pool, splash pad, playground and trails. Centurion American lists it at more than 187 acres with 196 homes on 50, 60 and 80 foot lots. Earlier phases date to the mid 2010s, when Beazer, Megatel and Pulte were building, and Pulte has since built and sold out its newer section, so the neighborhood mixes homes built around 2018 with homes completed in 2026.
The lesson here is to compare homes from the same generation. A 2018 resale of about 1,900 square feet and a 2026 Pulte home of nearly 3,000 square feet both sit inside Erwin Farms, and their price per square foot, finishes and builder warranties are not the same story. When I price a home here, for a buyer or a seller, I pull comps from the same phase and lot width first, then adjust for size and upgrades.
