How to read this campus by campus

Most families I work with name a high school before they name a street. That makes sense: in Frisco ISD the campus follows the address, and the 12 high schools are spread across Frisco plus parts of McKinney, Plano and Little Elm. Frisco High dates to 1902 and the newest, Panther Creek, opened in 2022.

Below, each high school is paired with neighborhoods that recent listings and published neighborhood profiles show zoned to it, plus the price range on the market in October 2026 unless another date is noted. Treat these as a map for where to start looking, not as a zoning promise. Frisco ISD reviews its boundaries every fall, and the district itself says its online zone search is a guide, not a guarantee.

If you want the rules behind the map (how rezoning works, transfer windows, the Staley Middle closure and the Nelson Middle overflow to Wester), our Frisco ISD school zones guide covers them. This page is about the homes.

South and central Frisco

Frisco, Centennial, Lebanon Trail and Liberty

Frisco High (opened 1902)

The original high school, in a building that dates to 1996. Listings in Chapel Creek ran $1,449,900 to $7,795,000 (8 homes, 4,038 to 9,969 square feet). Edgestone at Legacy, the Hines plan west of Legacy Drive, ran $825,000 to $2,490,000, and Heritage Green on Lebanon Road ran $550,000 to $1,249,000 for homes built 2000 to 2003. All three showed Hunt Middle on listings.

Centennial High (2003)

East of the tollway, closer to Plano. Plantation Resort, built in the 1990s around a golf course, had 19 homes listed from $385,000 to $975,000, with Wester Middle on 2026 listings. Gated Richwoods ran $759,900 to $2,025,000, and its middle school depends on the section.

Lebanon Trail High (2016)

Lebanon Trail also serves part of Plano. Preston Vineyards, with homes built 1989 to 2004, splits between Centennial and Lebanon Trail by section, which is a good example of why you check the address and not the subdivision name. Its 26 listings ran $369,990 to $699,900, one of the lower entry points for a resale in south Frisco.

Liberty High (2006)

Liberty serves a slice of Plano too. Hunters Creek (built 2001 to 2005) listed from $649,900 to $960,000, and Turnbridge Manor from $619,000 to $899,999. Both showed Isbell Elementary and Vandeventer Middle, and both are mostly 3,000 to 4,700 square foot two-story homes.

West Frisco

Wakeland, Reedy, Lone Star and Memorial

Wakeland High (2006)

The widest price spread on the west side. Kings Garden (built 2002 to 2005) listed from $399,000 to $498,200, while Griffin Parc near Eldorado and Legacy ran $599,900 to $1,499,999. Diamond Point Estates ran $819,900 to $1,180,000, and Shaddock Creek Estates $850,000 to $1,750,000.

Reedy High (2015)

Phillips Creek Ranch, Republic Property Group's 950-acre plan, feeds Reedy. Listings in 2026 ran about $775,000 to $1.05 million, and the plan's size means several elementary and middle schools serve it, so check the street.

Lone Star High (2010)

Lone Star also serves part of Little Elm. Grayhawk, a large neighborhood built 2002 to 2015, had 23 listings from $399,900 to $699,900, one of the deepest inventories on this page. Christie Ranch mixed 2006 resales with 2026 new construction at $565,000 to $874,500, all showing Trent Middle.

Memorial High (2018)

Guard-gated Newman Village, near Eldorado Parkway and the tollway, listed from about $1.4 million to $3.95 million in 2026, with Newman Elementary and Trent Middle on listings. It is the most expensive way into Memorial among the neighborhoods we track.

North and east

Independence, Heritage, Emerson and Panther Creek

Independence High (2014)

Frisco Heights is mostly single-story, three-bedroom homes from 2002 to 2005, listed at $375,000 to $459,990, one of the lowest entry points we found into any Frisco ISD high school zone. Next door, Stonelake Estates ran $620,000 to $1,279,000 for larger homes. Both showed Nelson Middle on listings, and new students zoned to Nelson for 2026-27 attend Wester.

Heritage High (2009)

Heritage serves part of McKinney. Panther Creek Estates (built 2003 to 2013) listed around $410,000 to $595,000 in 2026, and most of Willow Bay ran $499,900 to $798,000, though some Willow Bay streets go to Independence.

Emerson High (2021)

Emerson sits in McKinney and serves McKinney addresses inside Frisco ISD. Brookstone, a mid 2000s neighborhood with a McKinney mailing address, listed from $499,900 to $569,999 across 2025 and 2026. Check the city named on the appraisal record, because a McKinney city rate changes the bill compared with a Frisco address.

Panther Creek High (2022)

The newest campus, in north Frisco. Hollyhock, built 2017 to 2022, listed from $689,900 to $999,999. Inside Fields, gated The Preserve is marketed from $3.5 million, and listings there showed Panther Creek High.

Before you offer

Turn a zone into a confirmed campus

01 Shortlist by price, then by street

Pick the two or three zones your budget actually reaches from the ranges above, then look at individual streets. Neighborhoods like Preston Vineyards, Richwoods and Willow Bay split between campuses.

02 Run the address, then call

Use Frisco ISD's zone search for the exact address, then confirm with the campus or the district at 469.633.6000, and ask whether any of the three campuses is closed to new enrollment for the year you move.

03 Check the middle school separately

Middle school assignments moved for 2026-27: Staley closed and its students went to Hunt, Trent and Griffin, and new Nelson-zone students attend Wester. A listing that still says Staley is out of date.

04 Confirm the district on the tax record

A Frisco address can sit in Prosper, Lewisville or Little Elm ISD. The appraisal district record lists the school district, and the school tax rate changes the payment. Our address lookup guide shows where to look.

FAQ

Common questions

How many high schools does Frisco ISD have?
Twelve: Frisco, Centennial, Wakeland, Liberty, Heritage, Lone Star, Independence, Reedy, Lebanon Trail, Memorial, Emerson and Panther Creek. Emerson is in McKinney, and several campuses serve parts of McKinney, Plano and Little Elm. Start with the campus, then work outward to the neighborhoods.
What is the cheapest way into a Frisco ISD high school zone?
In October 2026 the lowest listings we found were in Frisco Heights ($375,000 to $459,990, Independence High), Preston Vineyards ($369,990 to $699,900, Centennial or Lebanon Trail) and Plantation Resort (from $385,000, Centennial). Inventory changes weekly, so set an alert for those neighborhoods.
Which Frisco high school zone has the most homes for sale?
Among the neighborhoods we track, Grayhawk (Lone Star High) had 23 listings in October 2026 and Preston Vineyards had 26, split between Centennial and Lebanon Trail. More listings means more room to negotiate. Ask your agent for the full zone, not just one subdivision.
Can a neighborhood be zoned to two different high schools?
Yes. Preston Vineyards splits between Centennial and Lebanon Trail, and Willow Bay between Heritage and Independence. The house number decides, not the subdivision name. Confirm each address with the district before you write an offer.
Will my high school zone change after I buy?
It can. Frisco ISD reviews enrollment projections every fall and adjusts boundaries when needed. Ask the district whether a boundary review is under way for that area before you pay a premium for a specific campus.
Are these the official Frisco ISD zones?
No. This page pairs neighborhoods with the campuses shown on recent listings and published neighborhood profiles, as of October 2026. The district's zone search and a call to the campus are the official answer, so verify the address before your option period ends.
