Overview

Inside Walsh

Walsh is the master-planned community Republic Property Group is building on the former Walsh Ranch, about 12 miles west of downtown Fort Worth off I-30. The full property is more than 7,200 acres, the first 1,700 acres are in development, and the plan calls for more than 15,000 homes at build-out. It sits inside Fort Worth city limits but is zoned to Aledo ISD, with Walsh Elementary on site, so it fits buyers who want new construction, a big amenity package and Aledo schools with a Fort Worth address.

The lesson here is to read the whole tax line, not just the sticker price. Walsh's own fact sheet lists a total rate of about 2.69% as of December 2025, which includes a Fort Worth PID No. 16 assessment of about 0.35% on top of the city, county and Aledo ISD rates, plus HOA dues that run $180 to $257 a month for single-family homes. Whether you are buying or selling here, I put the PID, the planning area and the HOA side by side, because two homes at the same price can carry a different monthly cost depending on which section they are in.

Taxes, MUD and PID

Walsh is inside Fort Worth city limits (city rate $0.67 per $100 for FY2026) and in Fort Worth PID No. 16, which is collected with your property taxes. The developer lists a total of about 2.69% as of December 2025, with lower PID amounts in planning areas 1 through 3, so I confirm the exact assessment for each address.

FAQ

About Walsh

Is Walsh in Fort Worth city limits?
Yes. Walsh spans Tarrant and Parker counties but is inside Fort Worth city limits, so Fort Worth police, fire and utilities serve it. It is zoned to Aledo ISD rather than Fort Worth ISD.
What are HOA dues and taxes in Walsh?
The developer lists single-family HOA dues of $180 to $257 a month and a total tax rate of about 2.69% as of December 2025, including PID No. 16. Ask for the resale certificate and the PID payoff schedule for the exact lot before you write an offer.
How much is my home in Walsh worth?
It depends on the planning area, builder, lot size and upgrades, and resale homes here compete directly with builder incentives on new inventory. I prepare a free comparative market analysis that weighs your home against both recent resales and current new-build pricing.
Who builds homes in Walsh?
Builders have included David Weekley, Drees, Highland, Toll Brothers, Village Homes and GFO Home. David Weekley's Walsh Cottage series started at $445,990 in October 2026, and custom homes on larger lots can exceed $1 million.
