Edwards Ranch Riverhills, Fort Worth

Riverhills is the single-family neighborhood of Edwards Ranch, the family ranch founded in 1848 that once covered about 7,000 acres of what is now Fort Worth. The family's development arm, Cassco, has built Clearfork on about 270 acres north of the Trinity River, home to the Shops at Clearfork that opened in 2017, and Riverhills on about 320 acres south of the river, bordered by Bryant Irvin Road and Overton Woods. Plans call for 350 high-end homes in five phases, and it sits inside Fort Worth city limits with Fort Worth ISD schools and quick access to Chisholm Trail Parkway, I-20 and I-30.

The lesson here is that phase and lot drive value as much as square footage. Riverhills was built under high building standards across its phases, and a 2016 home in Edwards Ranch Riverhills listed at $2,599,000 in October 2026, while a 2017 phase two home listed at $2,350,000 in 2023. When I price a home here, I compare by phase, lot position and builder, and when I help a buyer, I look at what the builder actually delivered behind the finishes, because at this price the structure and systems should match the look.
