Overview

Inside Ryan Place

Ryan Place is the historic south side neighborhood developed by John C. Ryan, whose first phase was Elizabeth Boulevard, named for his wife. The entry gates and the W.T. Fry house at 1112 Elizabeth went up in 1911, construction peaked around 1920, and the 1001 to 1616 blocks of Elizabeth Boulevard form a National Register historic district with homes from the 1900s through the 1940s. It is in Fort Worth ISD and fits buyers who want a large early 20th century home, wide boulevards and a short drive to downtown, the Near Southside and TCU.

The lesson here is that the street changes the math. A 1916 home on Elizabeth Boulevard listed at $1,090,000 in May 2026, while a 1948 home elsewhere in the Ryan Place Addition listed at $590,000 that same month. Buyers pay for the boulevard, the architecture and the condition of century-old systems, so when I price a home here I compare it with homes on similar streets and of similar age, and when I help a buyer I put the foundation, roof, plumbing and electrical ahead of the finishes.
