Overview

Inside Alpha Ranch

Alpha Ranch is a 1,825 acre master-planned community by Centurion American Development Group in the Denton County area of north Fort Worth near Perot Field Fort Worth Alliance Airport, State Highway 114 and the future Eagle Parkway, straddling new sections of Sendera Ranch Boulevard. It carries a Fort Worth address (ZIP 76131) but sits outside Fort Worth city limits, in the city's extraterritorial jurisdiction, and is planned for about 4,000 homes with new Northwest ISD schools. Phase one builders announced include Ashton Woods, Beazer, D.R. Horton, First Texas, Mattamy, M/I Homes and Pulte.

The lesson here is that ETJ and a water district change the math. Alpha Ranch is part of the Alpha Ranch Water Control and Improvement District of Denton and Wise counties, which typically adds its own tax rate to the bill, and as an ETJ community it does not pay the City of Fort Worth rate. Before you pick a lot, I pull the district rate, the HOA and the builder's estimated total tax, because early buyers in a new master plan set the comps everyone else will use later.

Taxes, MUD and PID

Alpha Ranch is in Fort Worth's ETJ and in the Alpha Ranch Water Control and Improvement District, so the bill includes the district rate, Denton County and Northwest ISD rather than the City of Fort Worth rate. I confirm the current district rate and any builder estimate for each lot before you commit.

FAQ

About Alpha Ranch

Is Alpha Ranch in Fort Worth city limits?
No. Alpha Ranch has a Fort Worth address but sits in Fort Worth's extraterritorial jurisdiction, outside city limits. It is served by a water control and improvement district instead of city taxes.
What schools will serve Alpha Ranch?
Alpha Ranch is in Northwest ISD, and plans call for a new elementary school in phase one plus a second elementary and a middle school later. Until those open, confirm current zoning for the exact address with the district.
Who is building in Alpha Ranch?
Phase one builders announced were Ashton Woods, Beazer, D.R. Horton, First Texas, Mattamy, M/I Homes and Pulte. Each builder sets its own pricing and incentives, so compare plans and lot premiums side by side.
How much will my Alpha Ranch home be worth when I sell?
In a young master plan, value depends on your builder, lot, upgrades and how much new inventory is still for sale nearby. I prepare a free comparative market analysis that weighs your home against current builder pricing and the first resales in the community.
