Overview

Inside Veale Ranch

Veale Ranch is 3,790 acres of historic ranchland about 12 miles west of downtown Fort Worth, just south of Walsh, that the Veale family owned from 1935 until Dallas-based PMB Capital Investments bought it in 2021. PMB signed a development agreement with the City of Fort Worth in March 2023, and plans reported in 2022 and 2023 call for about 5,000 homes plus about 1,000 acres of commercial land, mostly south of I-20 along a Union Pacific rail line, with build-out expected to take at least 15 years. It spans Tarrant and Parker counties and both Aledo ISD and Fort Worth ISD.

The lesson here is that the school district line and the phase will matter more than the name. Because Veale Ranch is split between Aledo ISD and Fort Worth ISD, two homes in the same master plan can come with different schools and different tax rates, and early reporting expected entry prices around $350,000 with higher-end homes reaching $800,000 to $1 million. If you are watching this area, I track which sections open, which district each one is in and what special districts or reinvestment zones apply, so you can compare it fairly with Walsh and other west side options.

Taxes, MUD and PID

Fort Worth considered a Tax Increment Reinvestment Zone for Veale Ranch in September 2023, and the tax picture will differ between the Aledo ISD and Fort Worth ISD sections. Once lots are selling, I pull the taxing entities and any special district for each address before you write an offer.
