Overview

Inside Monticello

Monticello is a west side neighborhood that dates to the 1930s, set around Monticello Park near West 7th Street and the Cultural District, about two miles from downtown Fort Worth. It is often grouped within the greater Arlington Heights area, and its streets mix small bungalows and cottages with larger early 20th century homes, newer rebuilds and a few luxury townhomes. It is in Fort Worth ISD and fits buyers who want to walk or bike to West 7th, the museums and Trinity Park.

The lesson here is that new infill sets a different price ladder from the original cottages. In 2026 listings in and around Monticello ran from a 2026-built 3,364 sq ft home at $1,250,000 to a 1995 home in the Monticello Addition at $2,900,000, while older cottages trade on lot value and condition. If you own an original home, I price it against both remodeled sales and lot sales, because a builder may be your strongest buyer. If you are buying, I check lot width, drainage and what the city allows before you count on adding space.

Taxes, MUD and PID

Monticello homes are in the City of Fort Worth ($0.67 per $100 for FY2026) and Fort Worth ISD ($1.0291 per $100 for 2025-26), plus Tarrant County and its hospital and college districts. New construction is often reassessed sharply after completion, so I estimate taxes on the finished value, not the old lot value.
