Tanglewood, Fort Worth
A southwest Fort Worth neighborhood of mostly post-1950s brick and stone homes along a Trinity River branch, just west of TCU.
Inside Tanglewood
Tanglewood sits southwest of downtown Fort Worth, just west of TCU, on former ranch and dairy land along a branch of the Trinity River. The original deed restrictions required brick or stone homes with at least a two-car attached garage, which is why so many streets are lined with single-story ranch homes on large, tree-shaded lots, with newer and larger rebuilds mixed in. It fits buyers who want Fort Worth ISD's Tanglewood Elementary, trail access along Overton Park and a short drive to TCU and the Hulen corridor.
The lesson here is that the lot often carries the value. Original 1950s and 1960s ranch homes and full rebuilds sit on the same streets, so price per square foot can swing widely from one house to the next. If you are selling an original ranch, I price it against land value and recent rebuild sales as well as remodeled comps, and if you are buying, I walk the house with an eye on foundation, roof and drainage, since parts of the area sit in low ground near the river and flood control mattered here historically.

Established areas like this generally have no MUD, but I still pull the appraisal district record for each address so you see every taxing entity and any exemptions.
