Smart buying in Fort Worth

Fort Worth is now one of the ten largest cities in the country, and it covers about 347 square miles across five counties. That size is why it works for so many different buyers: historic bungalows near downtown, 1950s ranch homes by TCU, estate streets in Tanglewood and newer subdivisions in the north near AllianceTexas. The median sale price was about $326,000 in August 2026, well under the northern Dallas suburbs.

For tax year 2025, a Tarrant County address in Fort Worth ISD paid about 2.16% combined (city 0.6700, Fort Worth ISD 1.0291, Tarrant County 0.1862, JPS hospital district 0.1650, Tarrant County College 0.1123 per $100). The range runs from about 1.94% in the Denton County portion in Northwest ISD to about 2.39% in Crowley ISD, and some subdivisions add a MUD rate on top. On a $350,000 home at 2.16%, that is about $7,570 a year, or roughly $630 a month before the homestead exemption (the city offers 20%).

Before you compare Fort Worth to Frisco or Prosper, compare the payment. The median sale price was about $326K in Fort Worth versus about $637K in Frisco (Aug 2026), but Fort Worth's 2025 tax rate in Fort Worth ISD was about 2.16% versus about 1.68% in Frisco, and some new subdivisions add a MUD. If you are buying new construction in the north or west, ask the builder for the MUD or PID rate in writing.

Getting your Fort Worth home sold

The lesson for relocating buyers: in Fort Worth the school district and county can change more than the price does. Most of the city is in Fort Worth ISD, but the north and west edges are served by districts such as Northwest, Keller, Eagle Mountain-Saginaw and Crowley ISD, and the 2025 combined tax rate ranged from about 1.94% to 2.39% depending on that mix. Some newer subdivisions also add a MUD tax. Ask for the full tax breakdown on every address before you write an offer.

Fort Worth homes went pending in a median of 32 days in September 2026 and the median home sold at about 99% of list in June, so a well priced home still moves. Inspections are where deals wobble on older homes near downtown and TCU: foundation movement, aging roofs and original plumbing are the items I would check and price in before listing, because buyers in older neighborhoods almost always hire a foundation inspector.
