Overview

Inside Swiss Avenue Historic District

The Swiss Avenue Historic District covers about 57 acres along both sides of Swiss Avenue from Fitzhugh Avenue to just past La Vista Drive, plus parts of Bryan Parkway, La Vista and Live Oak. Robert S. Munger developed this stretch as part of Munger Place, the first house went up at 5303 Swiss in 1905, and building surged in the 1910s and 1920s with at least 16 architectural styles, from Prairie and Craftsman to Tudor, Mediterranean, Georgian and Neoclassical. It fits buyers who want a landmark home on a grand boulevard a short drive from downtown and Lakewood.

The lesson here is that a Dallas Landmark district comes with real design review. Swiss Avenue became Dallas Landmark historic district No. 1 in 1973 and joined the National Register in 1974, so exterior changes generally need review by the city's preservation staff or Landmark Commission before work starts. Buyers should budget time and specialized trades for restoration, and sellers should document past approvals and restoration work, because that paper trail answers the first questions a careful buyer will ask. With my construction background, I help clients scope restoration costs realistically.

Taxes, MUD and PID

Swiss Avenue is in Dallas County and Dallas ISD, which with the city, Parkland Hospital and Dallas College came to about 2.23% for tax year 2025 before exemptions. Large historic homes can carry high appraised values, so I check the appraisal record and any existing exemptions for each address.

FAQ

About Swiss Avenue Historic District

When did Swiss Avenue become a historic district?
The City of Dallas designated Swiss Avenue as its first Dallas Landmark historic district on July 9, 1973, and it was added to the National Register of Historic Places on March 28, 1974.
Can I renovate a home on Swiss Avenue?
Yes, but exterior work in a Dallas Landmark district generally needs city preservation review before you start. Plan extra time and use contractors who know historic materials. Ask the seller for records of past approvals.
How much is my Swiss Avenue home worth?
It depends on size, lot, architectural significance, condition and the quality of restoration. One listing in the district was priced at $3.2 million in October 2026. I prepare a free comparative market analysis using historic East Dallas sales with similar features.
What schools serve Swiss Avenue?
Most of the district is zoned to William Lipscomb Elementary, J.L. Long Middle School and Woodrow Wilson High School in Dallas ISD, while part of one block is zoned to Cesar Chavez Elementary, Spence Middle School and North Dallas High. Confirm by address.
