Overview

Inside Greenway Parks

Greenway Parks sits between Mockingbird Lane, Inwood Road, University Boulevard and the Dallas North Tollway, bordering Highland Park and University Park about five miles north of downtown. Investors F.N. Drane and J.P. Stephenson bought the land on April 29, 1925, architect David Williams drew the plan, and Porter Lindsley's firm developed and sold the lots, with the first house at 5510 Nakoma built that year. The idea was a residential park: homes face shared, private greenbelts instead of each other, with about 23 acres of parkland owned by the homeowners association.

The lesson here is that the greenbelts are part of what you buy and part of what you maintain. Whether a home backs onto a greenway park is one of the first things to compare, and the parks are privately owned and cared for by the association, so dues and rules matter. Greenway Parks also became City of Dallas Conservation District No. 10 in May 2003 and joined the National Register in 2008, which shapes what new construction and additions can look like. I review the conservation district standards and HOA documents before a buyer writes an offer.

Taxes, MUD and PID

Greenway Parks is in the City of Dallas, Dallas County and Dallas ISD, which with Parkland Hospital and Dallas College came to about 2.23% for tax year 2025 before exemptions, plus the homeowners association dues that maintain the private parks. I confirm both before you compare it with nearby Park Cities homes.

FAQ

About Greenway Parks

Is Greenway Parks part of Highland Park or University Park?
No. Greenway Parks is inside the City of Dallas and Dallas ISD, even though it borders Highland Park and University Park. That affects your city services, school district and tax bill, so compare it on those terms.
What are the greenway parks in Greenway Parks?
They are private greenbelts that run between rows of homes on streets such as Mockingbird, Montrose, Waneta, Nakoma and Wenonah. There are eight of them, part of about 23 acres of parkland owned and maintained by the homeowners association.
How much is my Greenway Parks home worth?
It depends on lot size, whether the home backs onto a greenway, its age and condition. Homes.com showed a median sale price around $1.7M in October 2026, with only about nine active listings. I prepare a free comparative market analysis that adjusts for greenbelt frontage and lot size.
Can I tear down and rebuild in Greenway Parks?
Possibly, but Greenway Parks is Dallas Conservation District No. 10, so new homes and additions must meet the district's building and renovation standards. Review the ordinance and HOA rules before you buy a lot for a rebuild.
