Overview

Inside Turtle Creek High-Rise District

Turtle Creek Boulevard, between Uptown and Highland Park, is lined with full-service condo towers set along the creek and its parks. D Magazine traced the first one, 3525 Turtle Creek, to 1957, followed by buildings such as Turtle Creek North (1963), The Claridge (1983), The Mansion Residences (early 1990s, physically linked to a hotel) and The Vendome (around 2000). The newest is Rosewood Residences Turtle Creek, a 17 story, 33 residence tower at 3555 Dickason Avenue by architect Lucien Lagrange, slated for completion in late summer 2026. Buyers here want concierge, valet and lock and leave living a few minutes from Uptown, the Arts District and Love Field.

The lesson here is that in a full-service tower, the HOA is part of the mortgage. A 6,638 square foot penthouse at The Vendome listed at $4.995 million in 2026 carried HOA dues of $6,743 a month, which pays for staff, utilities in some buildings, reserves and insurance. Two condos at the same price can have very different monthly costs and very different reserve health. Before you buy, I review the budget, reserve study, insurance and any planned assessments, and for sellers, I make the case for what those dues deliver.

Taxes, MUD and PID

For tax year 2025, a Dallas address in Dallas ISD paid about 2.23% combined before exemptions (City of Dallas 0.6988, Dallas ISD 0.993835, Dallas County 0.2155, Parkland Hospital 0.212, Dallas College 0.106575 per $100). Condo owners pay these taxes on their unit in addition to HOA dues, so I compare total monthly cost, not price per square foot alone.
