It includes sections such as Old Bent Tree, Bent Tree North, Bent Tree West and Bent Tree Village, with everything from zero lot line homes to half acre and one acre estate lots, plus condos and townhomes, and the historic Frankford Church sits in the middle of it. It fits buyers who want golf course settings, mature trees and quick access to the Dallas North Tollway, Addison and Plano.
The lesson here is that the county line splits Bent Tree's schools and taxes. The northern portion is in Collin County and feeds into Plano ISD, while the southern portion is in Dallas County with different school assignments, so two similar homes can carry different school options and tax bills. Before you compare prices, I confirm the county, school district and HOA for each address, and for sellers I use comparable sales from the same side of that line.
