A Northeast Dallas area of about 14.6 square miles north of White Rock Lake, mostly served by Richardson ISD.
Inside Lake Highlands
Lake Highlands covers most of Northeast Dallas, from Northwest Highway and White Rock Lake north to the Richardson city line and east to Garland, with I-635 cutting across it. Most of it was developed in the late 20th century, so you will find 1950s to 1980s ranch and traditional homes, plus newer infill and townhomes, along with more than 875 acres of parks and 26 miles of trails. It fits families who want a Dallas address, Richardson ISD schools, the lake nearby and DART Blue Line access.
The lesson here is that Lake Highlands is many small neighborhoods with different price points. Sections close to White Rock Lake, the L Streets and the established areas near Lake Highlands High School tend to price differently than areas near I-635, and some addresses fall in Dallas ISD instead of Richardson ISD. I compare sales inside the same section and feeder pattern so a buyer does not overpay and a seller does not underprice.

Lake Highlands is bounded by Richardson to the north, Garland to the east, Northwest Highway and White Rock Lake to the south and White Rock Creek or US 75 to the west, with I-635 crossing it diagonally.
Most Lake Highlands homes are in Dallas County and Richardson ISD, which with the city, Parkland Hospital and Dallas College came to about 2.34% for tax year 2025 before exemptions. Addresses in Dallas ISD were about 2.23%, so I confirm the school district on the appraisal record before you compare homes.
