Inside Bluffview
Bluffview sits between Northwest Highway, Inwood Road and University Boulevard, just south of Preston Hollow and close to Love Field. Developer J.P. Stephenson bought a 215 acre dairy farm along Bachman Branch in 1924 and divided it into one acre lots, and Dallas annexed the area in March 1943. Builders kept the mature trees, so you get winding, shaded streets, oddly shaped lots and homes set on cliffs that rise up to about 50 feet above the creek. It fits buyers who want privacy and topography close to Preston Center, the Tollway and downtown.
The lesson here is to study the lot as closely as the house. Slopes, creek frontage and tree cover are what make Bluffview special, and they also affect drainage, foundation design, what can be built and how much a rebuild costs. Before you buy, I walk the site with an eye for grading and foundation issues from my construction background, and if you are selling, I price the lot's privacy and setting with comparable sales that share those features.

Bluffview is bounded by Northwest Highway on the north, Inwood Road and Devonshire on the east, University Boulevard on the south and Midway Road, Bluebonnet Road and Bluff View Boulevard on the west.
Bluffview is in Dallas County and Dallas ISD, which with the city, Parkland Hospital and Dallas College came to about 2.23% for tax year 2025 before exemptions. Creek frontage can also bring floodplain questions, so I check the appraisal record and flood maps for each address.
