Overview

Inside Kessler Park

Kessler Park sits just southwest of downtown Dallas in North Oak Cliff, named for city planner George E. Kessler. The first section, Kessler Square, began after a land sale on March 19, 1923, and most homes went up between 1920 and 1940 in Tudor Revival, Spanish and Mission Revival and Craftsman styles. Rolling hills, winding streets and mature trees set it apart from flatter parts of Dallas, and it is about a five minute drive to the Bishop Arts District, which fits buyers who want a historic home with a short trip to downtown.

The lesson here is that two layers of protection apply. The Kessler Park Historic District, about 285 acres, was listed on the National Register in 1994 and expanded in 1995, and the neighborhood became a city conservation district in 2005, which limits out-of-character new construction. That helps protect value on a block, but it also shapes additions and rebuilds, so I review the conservation district rules before a buyer plans a project and help sellers market original features that buyers here look for.

Taxes, MUD and PID

Kessler Park is in Dallas County and Dallas ISD, which with the city, Parkland Hospital and Dallas College came to about 2.23% for tax year 2025 before exemptions. Historic homes on the same street can appraise very differently, so I review each property's appraisal record and exemptions.
