Dallas, Texas
M Streets (Greenland Hills), Dallas
A 1923 East Dallas neighborhood of Tudor Revival cottages between US 75 and Greenville Avenue, protected as a conservation district since 2002.
Inside M Streets (Greenland Hills)
The M Streets, officially Greenland Hills, began in 1923 when the McNeny brothers turned a dairy farm into a neighborhood, and it takes its nickname from McCommas, Monticello and the many other streets that start with M. Its blocks between North Central Expressway and Greenville Avenue are lined with 1920s Tudor Revival cottages, along with Craftsman, Spanish Eclectic and other early styles. It fits buyers who want walkable, close-in East Dallas living near Lower Greenville and the Woodrow Wilson High School feeder pattern.
The lesson here is that the conservation district sets the rules for what you can build. Greenland Hills became Dallas Conservation District No. 9 on November 13, 2002, and exterior changes such as additions, materials and style need approval before work starts. If you are buying to expand, I check what the ordinance allows on that lot first, and if you are selling, original Tudor details like arches, stained glass and hardwood floors are worth highlighting because buyers here pay for them.

Greenland Hills is bounded by North Central Expressway (US 75) on the west, Greenville Avenue on the east, Vanderbilt Avenue on the south and McCommas Boulevard on the north, in East Dallas.
The M Streets are in Dallas County and Dallas ISD, which with the city, Parkland Hospital and Dallas College came to about 2.23% for tax year 2025 before exemptions. Renovated and original homes can appraise very differently, so I review the appraisal record for each address you consider.
