Frisco ZIP codes, explained street by street
A Frisco ZIP code tells the mail carrier where to go. It does not always tell you the city, county or school district.

Four Frisco ZIPs, and a few that spill over
The U.S. Postal Service recognizes four Frisco ZIP codes: 75033, 75034, 75035 and 75036. The newest, 75036, took effect on July 1, 2018, when USPS split it off from 75034 along Teel Parkway. That change moved 9,604 residential and 383 business addresses on the west side.
ZIP codes are mail routes, not city limits. Census Bureau data from 2020 shows that 75036 is only about 57% inside the City of Frisco by land area, with The Colony, Hackberry, Little Elm and unincorporated Denton County making up the rest. Meanwhile, a few slivers of the city sit in ZIP codes named for other towns, including Little Elm's 75068.
Here is the lesson I share with every buyer: use the ZIP code to narrow a search, then confirm the city, county, school district and any water or special district on the appraisal district record for the exact address. Those four answers decide your tax bill and your schools, and two houses in the same ZIP can get different answers.
What each Frisco ZIP actually covers
Covers south Frisco around The Star, Stonebriar and the Dallas North Tollway east of Teel Parkway. Census land area is about 57% Collin County and 43% Denton County. Most homes are in Frisco ISD, but gated Stonebriar, Heritage Lakes and the Hills of Kingswood are zoned to Lewisville ISD. Typical value $657,523 (Zillow, Sep 2026); Realtor.com median list price $912,475 and $283 per square foot (Sep 2026). Neighborhoods include Starwood, Chapel Creek and Edgestone at Legacy.
Covers the area around Frisco Square and Toyota Stadium plus newer north Frisco communities such as Hollyhock. Land area is about 55% Denton County and 45% Collin County, and about 98% is inside Frisco city limits. Mostly Frisco ISD. Typical value $645,759 (Zillow, Sep 2026); Realtor.com median list price $716,225 (Sep 2026). Neighborhoods include Newman Village, Grayhawk, Christie Ranch and The Trails of West Frisco.
East of the Tollway toward Allen, Plano and McKinney, entirely in Collin County, so homes also pay the Collin College rate. Mostly Frisco ISD, with a Prosper ISD pocket in the north (Collinsbrook Farm off Coit Road is one example). About 97% of its land is in Frisco city limits. Typical value $635,010 (Zillow, Sep 2026), with 342 active listings at a $680,975 median list price (Realtor.com, Sep 2026). Neighborhoods include Richwoods, The Grove and Plantation Resort.
Created in 2018 from the area west of Teel Parkway, bounded roughly by Cottonwood Branch and Main Street on the north and Lewisville Lake on the south and west. Entirely Denton County. Homes are in Frisco ISD or Little Elm ISD depending on the address, and parts of the ZIP lie in The Colony, Hackberry, Little Elm or unincorporated county. Typical value $555,098 (Zillow, Sep 2026). Neighborhoods include Phillips Creek Ranch, Frisco Lakes and Waterstone.
USPS generally treats 75068 as Little Elm, Lakewood Village and Oak Point. Census data shows only about 2% of its land inside Frisco. Some homes with 75068 addresses, such as Frisco Hills, are zoned to Frisco ISD but sit in unincorporated Denton County. Typical value for the whole ZIP was $390,972 (Zillow, Sep 2026).

Why the same ZIP can mean different tax bills
Frisco spans two counties and four school districts. Using the rates listed on the City of Frisco property tax page (accessed October 2026), a Frisco home in Collin County and Frisco ISD carries about 1.68 per $100 of value before exemptions, while a Denton County home in Frisco ISD carries about 1.63. A Collin County home in Prosper ISD is about 1.87, and a Denton County home in Little Elm ISD about 1.83. On a $640,000 home, the gap between the lowest and highest of those is roughly $1,560 a year.
ZIP 75033 and 75034 each straddle the county line, and 75035 and 75036 each include more than one school district. Outside city limits, a water district such as Frisco West WCID may levy its own rate in place of a city tax. The <a href="/frisco-address-lookup-city-county-isd">Is it really Frisco? lookup guide</a> walks through checking each one, and the <a href="/frisco-housing-market">monthly Frisco market report</a> tracks prices.
Mail history matters too. In 2022, USPS approved moving The Estates at Rockhill, a Frisco neighborhood west of FM 423, from Little Elm's 75068 to Frisco's 75033 after residents reported lost mail and trouble proving they lived in Frisco. If an older listing or record shows a different ZIP than today's, that is often why.
