Frisco Hills is a neighborhood north of Little Elm and west of Frisco, along FM 423 and Frisco Hills Boulevard. Denton County maps it as an unincorporated area, so homes carry a Little Elm mailing address but sit outside both city limits. Builders listed by the district include Grand Homes, First Texas, Beazer and Dunhill, and recent listings run from about $650,000 to $850,000 for homes built from 2013 to 2022. It fits buyers who want Frisco ISD schools (Miller Elementary and Panther Creek High on recent listings) close to PGA Frisco.
The lesson here is that the water district is part of your tax bill. Frisco Hills is served by Frisco West Water Control and Improvement District of Denton County, which proposed a 2025 rate of $0.5029 per $100 (down from $0.5229 in 2024). That replaces a city tax, so compare the full bill, not just the price.
