Overview

Inside Spiritas Ranch

Spiritas Ranch is a new-home master plan in Little Elm by Centurion American, built on former cattle ranch land along US 380 north of Lewisville Lake. The developer lists it at 545 acres with just over 2,100 single-family homes on 40, 50 and 60 foot lots, and builders including First Texas Homes, Lennar, Mattamy, Pulte, Risland, D.R. Horton and Pacesetter. It fits buyers who want a newer home with Denton ISD schools at an entry to mid price point, and sellers here are often competing directly with builder inventory down the street.

The lesson here is the PID. The Town of Little Elm reported about $50.3 million in outstanding Spiritas Ranch public improvement district bonds in its 2023 to 2024 report, which means most lots carry an annual assessment on top of regular property taxes. When I compare a Spiritas Ranch home with a resale elsewhere, I add the PID payment to the monthly cost, and when I help a seller price here, I show buyers that the assessment is the same one they would pay on a new build, so the comparison is fair.

Taxes, MUD and PID

Spiritas Ranch lots are inside a Town of Little Elm public improvement district, so most homes pay an annual PID assessment in addition to town, Denton County and Denton ISD taxes. The amount depends on the improvement area and lot, so I pull the assessment roll and the appraisal district record for each address before you write an offer.

FAQ

About Spiritas Ranch

What school district is Spiritas Ranch in?
Spiritas Ranch is in Denton ISD. Recent listings show Rodriguez Middle School and Ray Braswell High School, with Fred Hill or Providence Elementary depending on the section, so confirm zoning by address because new schools can shift boundaries.
Does Spiritas Ranch have a PID?
Yes. The Town of Little Elm reported about $50.3 million in outstanding PID bonds for Spiritas Ranch improvement areas in 2023 to 2024. The annual assessment is billed with your property taxes, so include it when you compare monthly payments.
How much are new homes in Spiritas Ranch?
Lennar's Brookstone and Brookstone West plans started at $434,999 to $553,999 in October 2026, and other builders price by lot size and plan. Ask each builder for the current incentive and compare it against a recent resale in the same section.
How much is my home in Spiritas Ranch worth?
It depends on the builder, lot width, square footage and upgrades, and on how many new homes are selling nearby at the same time. I prepare a free comparative market analysis that puts your home next to both resales and current builder pricing.
