Overview

Inside Ladera Little Elm

Ladera Little Elm is an age-restricted community for buyers 55 and over, planned for 263 homes by Ladera, a brand of Integrity Group. Lot reservations opened in 2023 with homes then announced from the $370s to the $500s, and a 4,892 square foot amenity center called The Hub was registered with the state for construction in 2025. It fits buyers who want a lock-and-leave lifestyle with front yard maintenance included and a social calendar close to home.

The lesson here is to read the HOA as a service contract. A 2026 resale listing showed dues of $275 a month covering front yard maintenance, which is higher than a typical Little Elm neighborhood but replaces a lawn service you would otherwise pay for. If you are selling here, your buyer pool is limited to qualifying households, so I market to 55 and over buyers directly and price against other age-restricted resales, not the general Little Elm market.

Taxes, MUD and PID

Texas school districts must give homeowners age 65 or older an additional $60,000 residence homestead exemption, so many owners here may qualify once they meet the age and residency rules. Exemptions and any special district status depend on the owner and the address, so I confirm both on the appraisal district record before you buy.
