McKinney, TX: The Best-of-Both-Worlds Buy

Updated: Aug 4

McKinney real estate offers the rare North Texas combination of an actual, functioning historic downtown — brick streets, standalone restaurants, a square people use — attached to some of the metro's strongest master-planned growth. It's why national best-places-to-live rankings keep circling back.

The McKinney Numbers Right Now

  • Median sale price: $505K, down 3.4% year over year — softening, not sliding

  • 44 days on market, ~2 offers per home — the fastest-moving major market in the corridor

  • $209 per square foot — a full tier under Frisco for a shared school-and-commute profile in places

  • 780 homes sold in a single recent month — deep, liquid, healthy

Where to Look

  • Craig Ranch — corporate-adjacent west side, PGA headquarters spillover

  • Stonebridge Ranch — the established giant: mature trees, golf

  • Trinity Falls & Painted Tree — the new-construction load north of 380, undercutting Frisco meaningfully

The Price Map

McKinney runs wider than most: entry pricing in the $300s–$400s north and east, the $500s–$700s through Stonebridge and Craig Ranch, and luxury beyond. That range is the point — families priced out of one corridor rarely have to leave the city.

Trade-Offs

The 75 corridor commute is honest work at rush hour, and school zoning varies between McKinney ISD, Frisco ISD and Prosper ISD depending on the pocket. We map this on every search.

What Your Money Actually Buys in McKinney

  • At $209 per square foot, the $505K median buys roughly 2,400 square feet — with school and commute profiles that rival pricier neighbors in the right pockets

  • $300s–$400s — north and east entry product, including new builds

  • $500s–$700s — the Stonebridge Ranch and Craig Ranch core

Trinity Falls and Painted Tree new construction consistently undercuts the equivalent Frisco product — same metro access, lighter basis.

The Rate Lever Nobody Uses Right

On a $500K loan, a builder-funded 2-1 buydown cuts your first-year payment by roughly $600 a month, and permanent buydowns run about a quarter-point of rate per point paid — costs builders in McKinney will absorb right now if your agent demands them in writing. The sales office won't volunteer this. I put it in the offer.

Straight Answers

McKinney or Frisco?

Frisco for maximum prestige and new-build depth; McKinney for a real downtown, wider price range, and the fastest-moving healthy market in the corridor at 44 days. Lifestyle decides this one, not spreadsheets.

Best pockets for schools?

It varies between McKinney ISD, Frisco ISD and Prosper ISD feeder zones — sometimes street by street. We verify the current boundary on every address before you tour.

Is downtown proximity worth paying for?

Historic-adjacent streets carry a premium and keep it — walkable character is the one amenity no builder can replicate.

Builders never advertise their best numbers — rate buydowns, closing credits and design-center dollars move weekly, and the sales office works for the builder, not for you.
