Growth means construction — roads and schools are racing rooftops. Some neighborhoods feed Little Elm ISD, others Frisco ISD or Denton ISD, and it changes street by street. We verify zoning on every showing.

  • $300s — Paloma Creek entry product: real square footage at the corridor's most accessible basis

  • $400s — Union Park amenity living: pools, trails, events, community schools

  • $500s+ — lake-proximate streets and larger new builds


Every tier lands roughly a full tier under the equivalent Frisco product — for a town that shares Frisco's border and, in pockets, its school district.


The Rate Lever Nobody Uses Right

On a $500K loan, a builder-funded 2-1 buydown cuts your first-year payment by roughly $600 a month, and permanent buydowns run about a quarter-point of rate per point paid — costs builders in Little Elm will absorb right now if your agent demands them in writing.
