The read

Why The Colony

Denton County

The Colony started in 1973, when developer Fox and Jacobs bought land near SH 121 and FM 423, and the first families moved in by October 1974. Today it is a city of about 47,300 people (NCTCOG, January 2025) on the east shore of Lewisville Lake. It borders Plano, Frisco and Little Elm, and Grandscape has turned its SH 121 frontage into a regional shopping and entertainment stop.

Here is the lesson I give clients first: in The Colony, the school district line changes your monthly cost. The Tribute is in Little Elm ISD while most of the city is in Lewisville ISD, and in tax year 2025 that difference added roughly $480 a year on a $450,000 home. Homes went from listing to contract in a median of 35 days over the last six months, so get pre-approved and decide which side of that line you want before you start touring.

Schools

Most of The Colony is served by Lewisville ISD, which feeds The Colony High School. The Tribute is served by Little Elm ISD, with Prestwick STEM Academy (opened in 2014) and Strike Middle School (opened August 2020) inside the community. Boundaries follow the address, not the city name, so confirm zoning with the district before you write an offer.

What is coming

Being built now

Costco at Grandscape

A 155,000 sq ft warehouse with a gas station at Spring Creek Parkway and Grandscape Boulevard, approved by council on Sept. 16, 2025. It was scheduled to open in October 2026, per FOX 4 (Sept. 2026).[9]

White Castle's first Texas restaurant

Under construction at Grandscape, with a grand opening expected in late fall 2026 and about 70 jobs (June 2026 report).[11]

Jefferson Grandscape II apartments

JPI is building a 277-unit, five-story community at 5500 Nebraska Furniture Mart Drive. Move-ins are expected to begin in January 2028.[12]

Grandscape phase two

A planned 44-acre second phase, with a grocer and soft goods retailers under consideration (D CEO, Nov. 2025).[8]

Yard House (permit filed)

A state permit lists a $4 million buildout of the former Rock & Brews space, July 2026 to April 2027. The company had not confirmed the plans when this was reported.[13]

Your first month

Settling in to The Colony

Electricity

Power to Choose lists both Oncor and Texas-New Mexico Power (TNMP) as delivery utilities in ZIP 75056, so check your address there and then choose a retail plan.[21]

Water and trash

Start water service with the City of The Colony's residential application, a copy of your driver license and your title papers or lease; the deposit is $75 for buyers or $150 for renters, plus a $20 application fee, and 24 hours' notice is required. Republic Services collects trash and recycling.[22]

Homestead exemption

Once you own and live in the home, file the residence homestead exemption with the Denton Central Appraisal District. It is free and you never need to pay a company to do it. Denton CAD takes applications online through its website.[24]

Schools

Lewisville ISD: new families enroll online through the district's New Family Enrollment page, and its School Locator confirms the campus for your address. Parts of the city are zoned to Little Elm ISD, so check the address before you fall in love with a house.[25]

Car registration and license

Register your vehicle with the Denton County Tax Assessor-Collector (main office 1505 E. McKinney St., Denton). Texas DMV gives new residents 30 days to register, and this is an emissions county, so pass a state inspection first. For your license, nearby DPS offices include Lewisville (400 N. Valley Pkwy.) and the Carrollton Mega Center (4600 State Hwy. 121) (appointments required); DPS lets you drive on a valid out-of-state license for up to 90 days after moving.[27]

FAQ

Questions people ask about The Colony

How long does it take to sell a home in The Colony?
Over the six months to Oct. 3, 2026, the median home went from listing to contract in 35 days and from contract to closing in 19 days. That means about two months from going live to closing for a well-priced home. Price it right from day one, because time on market is what buyers use to negotiate.

Is The Colony a good place to live?
It depends on what you need, but the facts are strong: 23 miles of Lewisville Lake shoreline, Grandscape on SH 121, a median household income of $114,511 and an average commute of 27.1 minutes (Census, 2020 to 2024). It sits next to Plano and Frisco job centers. Drive your real commute at rush hour before you choose a street.
Is there new construction in The Colony?
The city covers about 13.7 square miles and has little room left to expand, so much of the new building is infill and apartments, such as Jefferson Grandscape II. New single-family homes have been built in The Tribute, including Perry Homes' Adeline section. If you want brand new, compare The Tribute's tax rate and HOA against resale homes on the Lewisville ISD side.
