Why Lewisville

Denton and Dallas counties

Lewisville sits at the south end of Denton County, with a small piece in Dallas County, where I-35E meets SH 121. It had about 140,900 residents in January 2025 (NCTCOG), a number that jumped after the city finished annexing Castle Hills in November 2021, adding almost 3,000 acres and about 18,000 people. Lewisville Lake, formed in 1954, and three A-train stations give it both recreation and a rail link to Denton and DART.

The lesson for buyers: Lewisville homes moved faster than most nearby cities this year. Over the six months to October 2026, the median home went from listing to contract in 23 days, compared with 35 in Denton and The Colony, at a median of $389,500. Get fully underwritten before you tour, and check whether the home is in the Denton County or Dallas County part of the city, because that changed the 2025 tax rate by about 0.35 points.

Schools

Lewisville ISD provides most public education in the city, and its district also covers The Colony, Highland Village and parts of Flower Mound, Carrollton, Frisco and Plano. Lewisville High School uses a main campus plus the Killough and Harmon campuses for 9th and 10th graders. Attendance zones are set by address, so confirm each home with the district.

Lewisville ISD
Property taxes

For tax year 2025 the combined rate was about 1.72% on the Denton County side (city 0.419009, county 0.185938, Lewisville ISD 1.1178) and about 2.07% in the Dallas County portion. On a $390,000 home that is roughly $560 to $675 a month before homestead exemptions. The city's own rate is one of the lower ones in the area, so the county line matters more than the city line here.

What is coming

Being built now

LLELA nature center

In June 2026 the city approved a $1.39 million design contract for a nature center at the Lewisville Lake Environmental Learning Area, a project budgeted at about $10 million. Design takes about 12 months, followed by about 20 months of construction.[6]

A-train Rail Trail extension

A contract of about $2.24 million, approved in July 2026, extends the trail toward Lewisville's southern boundary, with about nine months of construction. The wider plan links Hebron Station to Carrollton's Frankford Station and Coppell's trails.[7]

Apartments on East SH 121

On July 20, 2026, council rezoned about 7.08 acres from light industrial for a project of roughly 265 units in three four-story buildings.[8]

Medical City Lewisville upgrades

The hospital announced a $5.5 million project in June 2026, including a rehab and dialysis renovation and a new postpartum space.[9]

Castle Hills pickleball expansion

Council approved a permit in July 2026 for expanded pickleball courts on about 5.74 acres at Castle Hills Golf Course, open until 10 p.m.[8]

Before you buy or sell

Buying here

Check which county a Lewisville home is in before you compare payments. In tax year 2025 the Dallas County portion ran about 2.07% combined against about 1.72% on the Denton County side, roughly $1,350 more a year on a $390,000 home. If you commute by rail, look near Old Town or Hebron, since those stations connect to DART at Trinity Mills.

Selling here

With a 23-day median to contract in 2026, Lewisville rewards sellers who launch ready, not sellers who fix things during escrow. From my remodeling years, the best payback before listing is usually paint, flooring in the main rooms, and repairing anything an inspector will flag, like roof wear or a tired water heater. Fix those first, price to the last six months of sales, and let the speed of this market work for you.
