Overview

Inside Castle Hills

Castle Hills is the master-planned community along SH 121 on Lewisville's east side, developed by Bright Realty on farmland the Bright family has owned since the 1950s. The first residents moved in in 1998, and the plan now counts more than 4,300 homes, from townhomes in Northpointe to custom estates in gated Enchanted Hill next to the golf course. It fits buyers who want an established address with mature trails and parks, Lewisville ISD schools and quick access to SH 121 and the Tollway side of the metroplex.

The lesson in Castle Hills is that the tax story changed. Until November 2021 the community was run by eight water districts with their own tax rates; when Lewisville annexed it, those districts dissolved and the city rate replaced theirs starting in the October 2022 fiscal year. Old listing sheets and online estimates can still carry the old numbers, so when you buy or sell here I pull the current tax bill for the exact address. Also check the address itself: one section, Castle Hills Phase 10A Carrollton Addition, carries Carrollton addresses.

Location

Castle Hills sits along SH 121 on the east side of Lewisville in southern Denton County, between the Lewisville and Carrollton city lines. Most homes carry Lewisville 75056 addresses, and one section carries Carrollton 75010 addresses.

Taxes, MUD and PID

After the 2021 annexation the eight Castle Hills water districts were dissolved and the City of Lewisville rate replaced theirs beginning in fiscal year 2022 to 2023, with a TIRZ funding remaining infrastructure. Rates still differ by taxing entity, so I verify the current bill for each address before an offer.

FAQ

About Castle Hills

Is Castle Hills in Lewisville or Carrollton?
Castle Hills was annexed into the City of Lewisville in November 2021, and most homes carry Lewisville 75056 addresses. One section, Castle Hills Phase 10A Carrollton Addition, has Carrollton 75010 addresses, so confirm the city for the exact home.
What schools serve Castle Hills?
Castle Hills is in Lewisville ISD. Recent listings show some sections zoned to Independence Elementary, Killian Middle and Hebron High, and others to Memorial Elementary, Griffin Middle and The Colony High. Zoning can change, so verify with the district.
Are there new homes in Castle Hills?
Yes. Castle Hills says its Northpointe section, with more than 400 lots, is in its final phase, and American Legend Homes listed a Northpointe townhome at $676,940 in October 2026. Builders there include American Legend, Belclaire, Britton, Shaddock and Toll Brothers.
How much is my Castle Hills home worth?
It depends heavily on the section, because a Northpointe townhome and an Enchanted Hill estate are different markets, plus lot, size and upgrades. I prepare a free comparative market analysis using recent sales from your own section of Castle Hills, not the whole community average.
