Buyer guide

Smart buying in The Colony

The Colony started in 1973, when developer Fox and Jacobs bought land near SH 121 and FM 423, and the first families moved in by October 1974. Today it is a city of about 47,300 people (NCTCOG, January 2025) on the east shore of Lewisville Lake. It borders Plano, Frisco and Little Elm, and Grandscape has turned its SH 121 frontage into a regional shopping and entertainment stop.

For tax year 2025 the combined rate on a typical home was about 1.93% in Lewisville ISD (city 0.63, Denton County 0.185938, LISD 1.1178) and about 2.04% in the Little Elm ISD part of town. On a $450,000 home that is roughly $725 to $765 a month before homestead exemptions. For 2026 the city adopted $0.6275 per $100, and The Colony EDC lists 2026 combined totals of 1.89% (LISD) and 2.04% (Little Elm ISD).

Decide early between the Lewisville ISD side and The Tribute in Little Elm ISD. The 2025 tax gap between them was about 0.11 points, roughly $480 a year on a $450,000 home, and the schools, golf and lake access differ too. Pull the address-level school zoning and the tax certificate for every home you are serious about.

Getting your The Colony home sold

Here is the lesson I give clients first: in The Colony, the school district line changes your monthly cost. The Tribute is in Little Elm ISD while most of the city is in Lewisville ISD, and in tax year 2025 that difference added roughly $480 a year on a $450,000 home. Homes went from listing to contract in a median of 35 days over the last six months, so get pre-approved and decide which side of that line you want before you start touring.

The first homes here were finished in 1974, so a lot of The Colony's resale inventory is decades old, and buyers' inspectors go straight to the roof, HVAC, plumbing and foundation. From my years in remodeling, those are the items that cost sellers the most in negotiation, so get a pre-listing inspection and fix or price in the big four before you go live. With a 35-day median to contract, your first two weekends on market are your best shot at full price.

Schools

Most of The Colony is served by Lewisville ISD, which feeds The Colony High School. The Tribute is served by Little Elm ISD, with Prestwick STEM Academy (opened in 2014) and Strike Middle School (opened August 2020) inside the community. Boundaries follow the address, not the city name, so confirm zoning with the district before you write an offer.
