Watters Crossing, Allen
A west Allen neighborhood of mid 1990s homes with community pools, a clubhouse, tennis and pickleball courts and stocked ponds.
Inside Watters Crossing
Watters Crossing is a west Allen neighborhood whose sections (Watters Crossing II and III among them) were built mostly around 1994 to 1996. Homes in 2026 ran from about 2,200 to 2,900 square feet on lots near a fifth of an acre, and the HOA supports two pools, a clubhouse, tennis and pickleball courts, trails, parks and ponds stocked for fishing. It fits buyers who want an established Allen ISD neighborhood with mature trees and a full amenity package at a lower price point than newer west Allen communities.
The lesson here is that 30 year old homes sell on their updates. In 2026 a 2,514 square foot home sold at a $545,000 list price in May and a 2,879 square foot home was listed at $670,000 in August, and the spread between similar homes often comes down to roof, windows, HVAC, kitchens and baths. With my remodeling background, I help sellers decide which updates actually pay back before listing, and I help buyers price in the ones that have not been done yet.
