Overview

Inside The Farm

The Farm is a 135 acre mixed-use development by JaRyCo Development at the southeast corner of SH 121 and Alma Drive in Allen, on land the Johnson family has owned since 1964. The plan includes 2,400 urban residential units at build-out, townhomes, more than 1 million square feet of office, a hotel, The Hub food and entertainment venue with about 35,000 square feet of restaurant space, Chicken N Pickle (opened May 2025), a 2.5 acre lake and a 16 acre greenbelt along Watters Creek. It fits renters and buyers who want an urban, walkable setting on the 121 corridor between Allen, McKinney and Frisco.

The lesson here is that The Farm is mostly a rental and office district today, which shapes your options. Wood Partners opened Alta at The Farm in 2023 and Alta Magnolia in 2025, and its 311 unit Alta Preserve is expected to finish in the second quarter of 2027, while the early plan called for 115 townhomes for ownership. If you are relocating, I often suggest renting here first to learn the area, then buying in a nearby Allen neighborhood, and if you want to own inside The Farm, I check the HOA, any special district and what is still planned next to the unit.

Taxes, MUD and PID

Property in The Farm is in the City of Allen and Collin County, and Allen homes in Allen ISD paid about 1.77% combined for tax year 2025 before exemptions. Mixed-use projects can carry special districts or assessments, so I confirm every taxing entity for a specific unit on the appraisal record before you buy.

FAQ

About The Farm

What is The Farm in Allen TX?
It is a 135 acre mixed-use development at SH 121 and Alma Drive by JaRyCo Development, planned for 2,400 urban residences, townhomes, more than 1 million square feet of office, a hotel, restaurants and trails. The Hub and Chicken N Pickle are already open.
Can I buy a home at The Farm in Allen?
Most residences built so far are apartments by Wood Partners, and the early plan listed 115 townhomes in Phase I. Ask me to check what ownership product is available at the time you are looking, because inventory here is limited.
What apartments are at The Farm Allen?
Wood Partners opened Alta at The Farm in 2023 and Alta Magnolia in 2025, and Alta Preserve, a 311 unit four story building, is expected to finish in the second quarter of 2027. Many apartment communities pay locator commissions, so I can help you compare specials at no cost to you.
Does The Farm affect home values in nearby Allen neighborhoods?
Dining, offices and trails nearby are a draw for buyers, but more density can also bring traffic. When I prepare a free comparative market analysis for a nearby home, I look at how its location relates to the 121 corridor and these amenities.
