Chelsea Commons is a new low-maintenance community in Allen with two-story townhomes and small-lot homes from Cadence Homes and Drees Custom Homes. In October 2026 Cadence plans ran from 1,569 to 2,249 square feet with two-car garages, and the sales address is 845 Lennox Drive. It fits first-time buyers, downsizers and anyone who wants a new home in Allen ISD with the yard work handled by the HOA.
The lesson here is that the HOA is part of the mortgage math. Listings and community pages showed dues from about $360 to $380 a month in 2026, which covers grounds maintenance and amenities like a pool and fitness center, and that can change what price you qualify for. When I help buyers here, I run the payment with the HOA included next to a nearby resale with lower dues, and for owners selling later, I price against the builder's quick move-in homes, because those set the ceiling while the builders are active.
