Saddleridge, often marketed as Saddleridge Estates, is a west Allen community near US 75 and SH 121 that was planned for 155 homes with plans from about 3,200 to 5,600 square feet, a resort style pool, an outdoor fireplace pavilion, trails and a lake. 2026 listings show many homes were built by Toll Brothers from 2011 to 2013 on lots around a quarter acre. It fits buyers who want a larger, newer home in Allen ISD close to Costco, Allen Premium Outlets and the 121 corridor.
The lesson here is that a small community has few comparable sales, so pricing takes care. In 2026 listings ran from $925,000 for a 4,171 square foot home to $1,258,000 for a 4,551 square foot home, and lot position (no rear neighbors, pond views) moved price. For sellers, I build the analysis from Saddleridge sales first and then similar Toll Brothers homes nearby, and for buyers, I check how a home compares with the last few closings so you do not overpay on list price alone.
