Montgomery Farm, Allen

Montgomery Farm started as the Montgomery family's horse farm and launched as a neighborhood in 2005, planned for about 1,200 homes with lots from 50 foot widths up to half acre estates. It sits on Bethany Drive about half a mile west of US 75, on the Allen and Plano line, next to the Connemara Conservancy's meadows and right beside Watters Creek, so you can walk or bike to shops and restaurants. It fits buyers who want trees, trails and a walkable retail district without giving up Allen ISD schools.

The lesson here is that the newest section prices very differently from the original one. Montgomery Farm Estates, built around 2018 by Taylor Morrison and its Darling Collection, had 2026 listings from $875,000 to $1,269,000 with an annual HOA of about $1,294, while older sections like The Park have different lot sizes and dues. If you are selling, I price your home against your own section and lot type, and if you are buying, I look at the lot backing (open space, street or retail) because here it changes both price and resale.
