Overview

Inside Twin Creeks

Twin Creeks is the 2,400 acre master-planned community on the west side of US 75 in Allen, and Hillwood described it in 2011 as the largest residential project in the city, with more than 2,000 homes. Homes went up in phases from the mid 1990s through the early 2010s, so you can find a 1990s family home on a quarter acre lot, a newer estate home in Lexington Village, or a low-maintenance home in the Village at Twin Creeks, all under one name. It fits buyers who want Allen ISD schools, mature trees and trails, and quick access to US 75 and SH 121.

The lesson here is that Twin Creeks is several neighborhoods with different costs. A May 2026 listing in Twin Creeks Ph Two showed a mandatory HOA of $477 twice a year, while an April 2026 listing in the Village at Twin Creeks showed $480 a month, because that section bundles more services. When I price a home here for a seller, I compare it only with sales from the same section and era, and when I help a buyer, I put the full monthly cost (HOA, taxes, insurance) side by side before we write an offer.

Location

Twin Creeks sits on the west side of US 75 in Allen (ZIP 75013), with Hillwood's later sections southwest of US 75 and SH 121. Watters Road runs through the area.

Taxes, MUD and PID

Twin Creeks homes pay City of Allen, Collin County, Collin College and Allen ISD rates, which came to about 1.77% for tax year 2025 before exemptions (city 0.4154, county 0.149343, college 0.08122, Allen ISD 1.1258). For 2026-27 the city and Allen ISD both lowered their rates, and I confirm every taxing entity on the appraisal record for the exact address.

FAQ

About Twin Creeks

What school district is Twin Creeks Allen in?
Twin Creeks is in Allen ISD. Recent listings cite Green Elementary or Boon Elementary depending on the section, with Lowery Freshman Center and Allen High School, so confirm zoning for the exact address because attendance zones can change.
What are HOA dues in Twin Creeks Allen?
They depend on the section. A May 2026 listing in Twin Creeks Ph Two showed $477 billed twice a year, and an April 2026 listing in the Village at Twin Creeks showed $480 a month. Ask for the resale certificate before you commit.
How much is my home in Twin Creeks worth?
It depends on the section, lot, size, age and updates, and spring 2026 listings ranged from about $400K in the Village at Twin Creeks to about $859K for a larger 1990s home. I prepare a free comparative market analysis using sales from your section, not the whole community.
Is Twin Creeks a good fit for buyers who want newer homes?
Most of Twin Creeks was built from the 1990s into the 2010s, with the Village at Twin Creeks adding newer homes around 2021. If you want an older home with a bigger lot, budget for updates like roofs, HVAC and windows, and I can help you estimate those before you offer.
