The Avenue is an 80 acre mixed-use development on SH 121 in Allen, approved by the city council in February 2020 after it was first proposed as Allen Sports Village. The plan calls for about 1 million square feet of office, three hotels, retail and restaurants, a plaza with a food hall and a container park, plus single-family homes, and D.R. Horton was selling three-story homes there in October 2026. It fits buyers who want a new home in Allen ISD for under $600,000 and plan to live close to the SH 121 job and retail corridor.
The lesson here is that you are buying into a plan that is still being built. The homes are tall, narrow three-story designs from 1,553 to 2,610 square feet, and the commercial pieces around them will shape traffic, noise and convenience over the next several years. I tell buyers to ask the builder for the current site plan and what is approved next to their lot, and I tell future sellers that finished amenities nearby usually help, so timing a sale after major openings can matter.
