How scarce one level really is
On October 27, 2026, Homes.com showed 1,427 homes for sale in Frisco, and its one-story filter returned roughly 300 of them, a few of which sat just over the line in The Colony, Plano or McKinney. So about one listing in five is single-story. In practice the share you can use is smaller, because a big slice of those are age-restricted villas or homes over a million dollars.
That matters for timing. A buyer who wants a 2,000 square foot one-story under $500,000 is choosing from a short list every week, and the good ones in established neighborhoods tend to be the ones with updated kitchens and newer roofs. I set these searches up by neighborhood rather than by city, because the clusters below are where the inventory keeps showing up.
If you are downsizing and also thinking about the senior tax ceiling or the capital gains exclusion on your current house, our Frisco downsizing guide covers those rules. This page sticks to where the houses are and what they cost.
Neighborhoods where one-story keeps showing up
The largest single-story pool in the city. In the October 2026 one-story search, Frisco Lakes homes ran from $330,000 for a 1,325 square foot, two-bedroom home to $625,000 for 2,520 square feet. Most are two-bedroom plans between about 1,500 and 1,850 square feet. It is age-restricted, so it only works if someone in the household qualifies.
Northeast Frisco, built 2002 to 2005 and mostly single-story three-bedroom homes of about 1,800 to 2,850 square feet. Frisco Heights listings ran $375,000 to $459,990 in October 2026, zoned on listings to Independence High.
Two-story neighborhoods with a steady share of one-story plans. In Grayhawk, one-story listings were about 2,050 to 2,080 square feet at $470,000 to $490,000. In The Trails, one-story homes ran from $440,000 for 2,014 square feet to $575,000 for 2,606. The Shores at Hidden Cove had two near $390,000 to $400,000 at about 1,850 to 2,010 square feet.
The older part of the city has more ranch-style homes. Plantation Resort had a 2,082 square foot one-story at $399,000, and the Lakes of Preston Vineyards section of Preston Vineyards one at $449,900 for 2,030 square feet. Expect 1990s kitchens and baths unless the listing says otherwise.
At the top of the market, gated Starwood had single-story homes of 3,192 and 3,624 square feet at $1,150,000 and $1,170,000, and Edgestone at Legacy had two of about 3,400 to 3,500 square feet near $1.17 million to $1.26 million. These sell to buyers who want space without stairs, not to buyers looking for a smaller house.
A few older and smaller homes sit near downtown. One listing on Oak Street was a 1,464 square foot, two-bedroom home at $450,000. Lots and age vary widely here, so judge each house on its own.
Builders with single-story plans in Frisco
Of nine plans First Texas Homes listed at Villages of Creekwood in October 2026, one was single-story: the Bachman 40, 2,009 square feet with three bedrooms, from $629,950. The Grove's builders are American Legend, Brookfield Residential, Chesmar, Highland and Shaddock, with homes from the mid $700s per the community site. A single-story new home in its 60 foot section was listed at $955,990 for 2,538 square feet. See our Grove Frisco guide for dues and school notes.
Inside Fields, single-story new homes in October 2026 included a 2,259 square foot plan at $925,000 and a 3,089 square foot plan at $1,459,990. These are larger lots and higher finishes than the rest of this list.
Why one level costs more per square foot
What to look at on a one-story
A one-story home puts more of its square footage under roof and over slab, so two items deserve extra attention. The roof is larger for the same living space, which matters in a hail market; ask for its age and any insurance claims, and read our hail and insurance guide before you price the policy. The slab is larger too, so a foundation inspection is money well spent on any older home. Our foundation and soil guide explains what to look for in North Texas clay.
Inside, check what the listing means by one-story. Some homes marketed as single-story have a game room or bonus room upstairs, which is fine for grandkids but not if the goal is no stairs at all. Ask for the floor plan, not just the photos.
Finally, price per square foot is not a fair comparison between a one-story and a two-story. Compare one-story homes against other one-story sales in the same neighborhood, and if there are none in the last six months, widen the search before you accept the list price as market.
