Before you list

Know your Plano buyer

Price your Plano home against your own ZIP and school zone, not the city median, because in August 2026 ZIP medians moved in opposite directions and average days on market ranged from about 31 to 52 days. Most Plano homes are resale with some age, so buyers will compare yours to new construction in Frisco and Prosper. Handling roof, HVAC, water heater and foundation items before you list usually protects your price more than a cosmetic remodel the buyer may not value.

For tax year 2025 a Plano home in Collin County paid about 1.71% combined in Plano ISD (city 0.4376, Plano ISD 1.03955, Collin County 0.149343, Collin College 0.08122 per $100) and about 1.69% in the Frisco ISD part of the city. On a $500,000 home at 1.71% that is about $8,550 a year, or roughly $710 a month, before homestead and other exemptions. For 2026, Plano ISD lowered its rate to 1.03275 and the city kept its rate the same.

The plan

Four steps to sold

01  Price from real comps

Albert pulls recent sales of homes with the same bed and bath count and similar size near you in Plano, shown one by one, not averaged.

02  Fix what buyers will flag

With 10+ years in construction and remodeling, he walks the home before listing and points out what an inspector will catch, so it does not cost you in renegotiation.

03  Market it to be seen

Professional photos, video and placement on the major home search sites, plus outreach in English and Spanish.

04  Negotiate to closing

Offers, option period, appraisal and repair requests handled in writing, with you deciding every step.

How much is realtor commission when I sell?
Commission is negotiable and set in your listing agreement. You also decide whether to offer compensation to the buyer's agent.
