Overview

Inside Downtown Plano

Historic Downtown Plano covers about 80 acres of shops, restaurants, arts venues, museums and housing, with buildings dating to the 1890s, a downtown plan adopted in 1992 and a DART light rail station that opened in 2002. The American Planning Association reported more than 1,000 homes, apartments and townhomes within a quarter mile of the station, and the DART Silver Line, which opened on October 25, 2025, added a 12th Street station in Plano. It fits buyers who want to walk to dinner, festivals in Haggard Park and the train.

The lesson here is that downtown is a mix of very different homes: older houses on the edges, apartments and small new townhome communities such as 1897 Townhomes by InTown Homes, where a 2,259 sq ft three-story unit with a rooftop deck listed at $569,900 in June 2026. Compare price per square foot, HOA and parking across those types, not just list price. For older homes, I check with the city whether any zoning or heritage overlay limits exterior changes before you plan a remodel.

Taxes, MUD and PID

Homes in the Plano ISD part of Plano in Collin County paid about 1.71% combined for tax year 2025 before exemptions (city 0.4376, Plano ISD 1.03955, Collin County 0.149343, Collin College 0.08122 per $100). Downtown parcels can carry special zoning or improvement districts, so I confirm every taxing unit on the appraisal record for the address.
