It includes guard-gated enclaves such as Kings Gate, which has fewer than 50 homes, and Normandy Estates. Homes.com showed a median price near $1.65 million and about six months of supply in October 2026, with listings from $690,000 to $11.8 million.
The lesson for buyers: a Plano address does not mean Plano ISD. Kings Ridge homes are zoned to Lewisville ISD campuses (Hicks Elementary, Arbor Creek Middle and Hebron High), and LISD's 2025 rate was 1.1178 per $100 versus Plano ISD's 1.03955, which changes the yearly tax on a $1.5 million home by roughly $1,170 before exemptions. With about six months of supply in a balanced market, buyers here also have room to negotiate on condition and price.
