Overview

Inside Collin Creek

Collin Creek is Centurion American's redevelopment of the old Collin Creek Mall on Alma Drive between Plano Parkway and 15th Street, close to downtown Plano. The plan calls for about 500 attached single-family homes, 2,300 apartments and 300 independent-living residences, plus retail, a future hotel, two city parks and 1.6 miles of trails. Townhome move-ins started as early as November 2024, and Community Impact reported in October 2026 that construction is expected to continue through 2028.

The lesson in a neighborhood that is still being built: the builder is your competition. If you are buying, compare a builder's quick move-in price and incentives against the few resales, and ask for the HOA budget, since one 2026 listing showed $2,156 a year. If you are selling a townhome here, I price it against the builders' current inventory, not against last year's sales, and I point buyers to what you already have finished: window coverings, upgrades and a street where construction is done.

FAQ

About Collin Creek

Who builds homes at Collin Creek in Plano?
Ashton Woods, Brightland Homes and Mattamy Homes were selling townhomes when sales opened in November 2024, and the developer also lists DRB Homes. Floor plans and finishes differ by builder, so compare them side by side before you pick a lot.
How much are townhomes at Collin Creek?
Starting prices ran from $479,990 to $594,950 in November 2024, and Ashton Woods listed its Davis plan from $531,990 in October 2026. Lot premiums and options can move the final number, so ask for the full contract price.
When will Collin Creek be finished?
Community Impact reported in October 2026 that much of the housing should be complete by the end of 2026 and that construction is expected to continue through 2028. Expect ongoing work on retail, parks and a hotel for a while.
How do I sell my Collin Creek townhome while builders are still selling?
Your buyer can walk next door to a builder offering incentives, so price against current quick move-ins, not old sales. I prepare a free comparative market analysis that shows both, and we highlight what a new build does not include yet.
