Inside Heritage Creekside
Heritage Creekside is a 122-acre mixed-use development led by Rosewood Property Co., bounded by the President George Bush Turnpike, Custer Road, Plano Parkway and Alma Drive. Its first phase brought townhomes by CB Jeni, single-family homes by Cambridge Homes and apartments, including the 327-unit Bridge at Heritage Creekside on West Plano Parkway, while plans called for up to 2.5 million square feet of offices starting with the 12-story One Heritage Creekside. It fits buyers who want a newer, lower-maintenance home with HOA-managed landscaping and fast access to the Bush Turnpike.
The lesson here is the rental market. Two Heritage Creekside Homes West townhomes built in 2018 were listed for rent in 2026, one at $2,600 a month for 1,904 sq ft, so as a seller you may be competing with investors and as a buyer you should read the HOA's leasing rules before you assume you can rent it out later. When I run numbers for an investor here, I put the rent, HOA, taxes and insurance on one page so the decision is based on cash flow, not on the list price alone.

Homes in the Plano ISD part of Plano in Collin County paid about 1.71% combined for tax year 2025 before exemptions (city 0.4376, Plano ISD 1.03955, Collin County 0.149343, Collin College 0.08122 per $100). Mixed-use districts sometimes carry special financing or improvement districts, so I check the appraisal record and the HOA documents for each address.
