Oak Point sits on a Lewisville Lake peninsula just south of US 380, with 2025 combined tax rates near 1.83% to 1.85%.
Why Oak Point
Denton County
Oak Point is a small Denton County city of about 6,900 people (Census estimate, July 2025), up from 4,357 in 2020, on a peninsula of Lewisville Lake just south of US 380. It was incorporated in 1976, became a home rule city in 2022 and covers about 5.4 square miles. The city lists the Dallas North Tollway about 10 miles away, I-35E about 7 miles away and DFW Airport about 25 miles away.
Here is the lesson most buyers miss: Oak Point shares ZIP code 75068 with Little Elm, so the market numbers you see online usually blend both cities. Zillow's typical value for 75068 was about $391K in September 2026, down 5.4% in a year, with a median of 64 days to pending. Price and negotiate off recent sales inside Oak Point and your own neighborhood, not the ZIP average, and confirm the school district by street, because some neighborhoods are split between two districts.
The numbers
Schools, taxes, commute
Oak Point is served by two districts. Little Elm ISD generally covers the southern third of the city, including most of Crescent Oaks, Eagles Landing, the southern part of Emerald Sound, Woodridge Estates and Yacht Club Estates, while Denton ISD covers the northern part of Crescent Oaks and most of Emerald Sound. Because the line runs through neighborhoods, check the taxing jurisdiction on the property's tax bill or the Denton County tax search before you rely on a school assignment.
For tax year 2025, an Oak Point home paid about 1.83% combined in Denton ISD (city 0.43546, Denton ISD 1.2069, Denton County 0.185938 per $100) or about 1.85% in Little Elm ISD (1.2252). On a $391,000 home that is about $7,150 to $7,220 a year, or roughly $600 a month, before exemptions; the $140,000 school homestead exemption brings a typical owner-occupied bill to about $5,500 a year (about $455 a month). Some neighborhoods also sit in one of four Oak Point Water Control and Improvement Districts, which added 0.29 to 0.82 per $100 in 2025, and the city manager's FY 2027 budget proposed raising the city rate by 0.039 to about 0.474.

Being built now
The city's largest active capital project was out for bid in mid-2026, with construction planned for late summer or fall 2026, per the FY 2027 budget.[4]
A Chapter 380 agreement announced July 17, 2026 has Buckskin Capital donate about 8 acres on McCormick Road to the city in exchange for a 3.5-acre FM 720 parcel. The developer must invest at least $5 million, the corner of FM 720 and Martop Road is deed restricted for a sit-down restaurant due by Dec. 31, 2034, and a planned gas station there was dropped.[5]
The FY 2027 capital plan funds a remodel and expansion of the City Hall complex and a public safety garage, with $3 million in existing GO bonds and $12 million in certificates of obligation proposed for roads and facilities.[4]
Staff are preparing a new Comprehensive Plan, with a Parks Master Plan to be completed as part of the FY 2027 update.[4]
Where to look in Oak Point
Before you buy or sell
Get three things in writing before you offer on an Oak Point home: the school district (Crescent Oaks and Emerald Sound are split), whether the lot is in one of the four Oak Point WCIDs, and the deed restrictions, which the city says it does not keep or enforce. The city also suggests checking the zoning map and future land use plan for vacant land near you, which matters on FM 720 where new commercial projects are planned.
Your buyer is comparing you to Little Elm, because Oak Point and Little Elm share ZIP 75068 and most home search sites blend them. Build your price from recent Oak Point sales, then market what the ZIP average misses: your school district, the lake and neighborhood amenities, and whether your home is outside a WCID. With homes in 75068 selling at a median 98.8% of list (Aug 2026, Zillow), fix inspection items like roof wear, fence and siding rot and drainage before listing, because from my years in remodeling, those small repairs are what buyers turn into big credit requests.
