Why Lakewood Village

Denton County

Lakewood Village incorporated on April 26, 1977, and was first marketed as a second-home community with a golf course and airstrips. Today it is a quiet residential town of 635 people (2020 Census) on a peninsula in Lewisville Lake, between Little Elm, The Colony and Frisco. In 2019 it was designated an International Dark Sky Community, and the town provides city water and sewer plus full-time fire and EMS.

The lesson here is about what you are really paying for. Lakewood Village had one of the lower combined tax rates in Denton County in tax year 2025, about 1.73%, and builder David Weekley states its Northshore community has no HOA, MUD or PID tax. That makes a $700,000 home here cheaper to carry each month than a similar price in many master plans, so compare total monthly cost, not just list price, before you decide.

Builder listings may show older zoning, so confirm the current elementary assignment with the district.

Before you buy or sell

Buying here

Lakewood Village has no commercial strip, so groceries, dining and errands mean driving to Little Elm, The Colony or Frisco. Before you buy, drive Eldorado Parkway and FM 423 at the times you would really commute. In exchange you get a 1.73% 2025 tax rate, a lake on three sides and new homes marketed without HOA, MUD or PID fees.

Selling here

In a town this small, there are only a few sales a year, so your pricing has to account for brand new Northshore homes down the street. From my construction background, older peninsula homes compete best when the roof, windows and HVAC are clearly sound and the lake-facing rooms feel updated. Fix the mechanical items a new-build buyer would never worry about, and lean on the lot, the water and the low tax rate in your marketing.
